Home owners and landlords

General advice, Home Visit fixed visit Fee £30 to be paid at time of visit (includes):

  • General practical advice on building construction, proposed extension alteration and remedial works, prior to plans, and applications for building works being undertaken
  • Guidance on costs for proposed alteration, and repair works, (*Preparation of written cost plan prior to plans and local authority applications being submitted)
  • Advice on remedial building works and repairs
  • Advice on building options, building control matters (*discussion with building control)
  • Approximate costs of works
  • Advice on proceeding with the work or obtaining valid quotations (*sub-contract procurement if required)

Home Management Surveying Service. (Quotation on request)

  • Preparing specification of works necessary to obtain competitive sub-contract quotations
  • Proposing a list of sub-contractors to provide quotations
  • Sending out documentation for works packages to sub-contractors. Comparing sub-contract quotations and making recommendations for acceptance based on cost and quality
  • To check, analyse and make recommendations on acceptance of sub-contractor’s quotations and agreeing interim payment periods
  • For larger value domestic building works, completing the minor works form of sub-contract agreement (recommended for high value or fixed completion date projects)
  • Checking the sub-contract applications for payment for completed works at the agreed intervals
  • Negotiation and agreement of additional works with the sub-contractor prior to carrying out the works
  • Setting up contract documentation to enable full control of the sub-contractor’s works
  • Contractual advice on client’s responsibilities and liabilities regarding payment.
  • Preparation of contractual correspondence and notices in accordance with contract conditions
  • Negotiation and agreement of the sub-contractors final account, to protect the client from unreasonable variation claims
  • Taking off for materials for self- build
